Erie Front-Yard Lawn Conversion Built for Color, Water Savings & Lasting Curb Appeal

The Gardner Project began with a dry, tired front lawn that required water and maintenance without adding much character to the home. FRSR removed the existing grass and reworked the space as a complete landscape construction project designed around Erie's climate, the architecture of the property and the homeowner's goal of creating a more attractive, water-conscious front yard.

The finished design uses decorative rock as a clean, low-maintenance foundation while rounded mulch beds create softer planting pockets throughout the yard. The contrast between the rock and dark mulch adds movement to the layout and prevents the landscape from looking like one large, flat rock bed.

Large gray boulders were placed throughout the front yard to create natural structure, visual weight and a stronger connection to Colorado's landscape. Their placement helps frame the planting areas, break up the open space and give the new landscape interest even before the plants reach their mature size.

A new tree provides height and a central focal point, while a mix of shrubs, ornamental grasses and flowering perennials adds layers of color and texture. Established plants that worked with the new layout were incorporated into the finished landscape, helping the yard feel complete while the newer plantings begin to fill in.

The streetscape area between the sidewalk and curb was also converted from lawn to decorative rock and water-wise plantings. Treating both sides of the sidewalk as one coordinated design gives the property a clean, finished appearance from the street instead of leaving the narrow strip as a separate maintenance problem.

An important part of this project happened before and alongside construction. FRSR helped the homeowner work through Erie's lawn-removal and tree-rebate process so the proposed improvements aligned with the program requirements. The homeowner ultimately received $2,000 back for the landscaping and another $600 for the tree from the Town of Erie.

Rebate programs can involve applications, project information, approved materials and timing requirements. FRSR's experience with Colorado lawn-removal and xeriscape rebates helped make the process easier for the homeowner while keeping the finished design focused on long-term beauty and usability rather than simply meeting a checklist.

The completed Gardner Project shows that removing a front lawn does not mean settling for a sparse yard. With intentional bed shapes, boulders, rock, mulch, a tree and a varied plant palette, the property now has stronger curb appeal, seasonal interest and a landscape designed to mature beautifully in Colorado.
